| After years of planning, the residential subdivision component of Cottonwood Canyon is scheduled to open fall 2008. | Steve spoke at the National Golf Course Owners Association conference in Tampa in the Property Tax Symposium in January and to Wisconsin IAAO in March. Steve, co-author of one of the first articles published dealing exclusively with property taxes and golf courses (Appraisal Journal, 1993). |

| 1993 First golf assignment - KC Country Club - the lowest appraisal fee ever for an upscale equity club. 1994 Steve completes 54 hole Oak Tree and land/lots in 30 days with no staff, while his wife is 8 months pregnant with child number four. Hughes hires Dave Passmore. 1995 On a buying spree, Golf Enterprises hires Hughes to inspect eight golf courses and allocate asset values. Hughes Residential Report moves from Johnson County to the entire KC metro area. 1996 First golf selling assignment - River Oaks, Edmond, OK. Hughes & Shaner do 12 golf course valuations for Johnson County, KS. 1997 Doris Adkins and Chris Williams replace Passmore. 19 subdivision appraisals and 5 golf courses. First official golf listing, another River Oaks, in Grandview, MO. 1998 31 golf & 19 subdivision assignments 1999 6 range & 24 golf course assignments, 17 subdivision appraisals. 2000 Steve is hired to sell Loch Lloyd, an upscale golf community. After months of research and offering doc preparation, property goes to sealed bid auction. Six qualifying offers and ownership contracts to sell the golf only to ClubCorp. 2001 Homeowners at Loch Lloyd sue ownership to block the sale. Months of negotiations ensue with Hughes gathering data and helping manage the residential development. ClubCorp deal falls out. 2002 19 golf assignments, 30 subdivision appraisals. Loch Lloyd, including the land/lots, finally sells to a local group. |
